Looks Like I Am Buying A House!
Those of you that follow me regularly know that I gave my notice to cease employment as Resident Manager at Endeavor House Ministries. This does not mean that I am not going to continue to be staff there, I am just not going to be a Resident Manager. It is too stressful and time consuming with school and every thing else I am doing right now.
So I need a place to live, what to do?
House hunting.
I gave my job 6 weeks notice so I have some time to find a place to go, but not a lot so I needed to start looking. First I started looking at apartments and soon realized that there were not many that I could afford that I would want to live in.
Next I started thinking that maybe with the little bit of savings I had, I could get a mortgage and actually buy a house. When I called the mortgage company they told me that my debt to income ratio was too high. In other words, I don't make enough versus what I owe. I get a disability check that does not amount to much, but I don't plan on getting it for long. As a matter of fact, as soon as I leave this job I plan on supplementing my income with a part time job.
But I was still without a plan.
Land contract.
My next question was what about a land contract? For those that do not know, a land contract is where the owner finances the sale of a house without a bank. It normally has higher interest rates than a regular mortgage (11% max in Michigan I believe) but it has the advantage of helping people with not so good credit to buy a home.
I started looking at some properties that were listed on Land Contract and sure enough I found one that was in my price range. I called the guy that was selling it and made an appointment to go look at it.

So I have a friend that is a certified housing inspector and I asked him to go look at the house with me. We went today after Church and checked it out.
My friend did a good job looking things over as I was just kind of looking. I liked the fact that the house was small and cozy, it had new cabinets and a washer and dryer hook up. I liked the small yard and the garage, but overall I just liked the house. I asked a few questions about how the Land Contract would work and felt that the guy had good answers and seemed on the up and up. He made it clear that we would be going to a third party lawyer that had no dog in the fight, which greatly alleviated my nerves.
I made an appointment to meet with him tomorrow and take him the papers and application back.
Maybe by the end of the week I will be a homeowner!

Congratulations, but I have to tell you that 11% interest is absolutely INSANE. I hope you plan to rebuild your credit and refinance because just to give you an idea, on a $175,000 - 30 year mortgage, the interest ends up being like $112,000. That same loan at 11% over the life of the loan is $424,000+ just in interest! Yeah I am aware of that. My credit is good now I just don't have much income right now because of school. I plan on paying it down as quick as possible and getting refinanced as soon as I qualify. Thank you!
