In Nigeria as a country, people are free to purchase land, own them and build on them as opposed to the way it is obtainable in the western world. However, getting a land in Nigeria can be very dicey, one would not want to fall into the hands of fraudsters community touts, or even buy a swamp as a land. Here are few important notes to consider when buying a land in Nigeria:

  1. Price of the land: Of course it is a known fact that many Nigerians are drawn towards cheaper properties. However, the location of a land can tell you the range of price you should be expecting when making inquiries about the land. Lands in the metropolis are usually much more expensive than lands in the rural areas.
  2. Location: Location plays a very key factor in the price of a land. Lands located in industrial area are always more expensive. Lands located in some states are also more expensive than those in other states. The motive behind the purchase of the land also determines the location that the land would be located
  3. Zoning: Some areas have been zoned as industrial, others commercial, some residential. When buying a land it is very pertinent to enquire which of the zone the area belongs to so as to avoid buying a land the industrial area for residential purposes.
  4. Legal Documents: Most people feel that the C of O (Certificate of occupancy ). However the C of O is only legal and valid for a period of 100 years, after which the land comes back to the government. So imagine getting a land that has a C of O of about 80 years, meaning that after 20 years, your land is going back to government. The main document to check is the deed of assignment, gazette and excision, this will give you details of the land.
  5. Is the Land located In a flood zone: This is one very crucial matter. It is best to actually check out lands during the raining season, as this would show if the land is located in a flooded region or not. During dry season, most lands are deceptive.
