Bids are in and we Hired a ContractorsteemCreated with Sketch.

in #life7 years ago (edited)

Finally after weeks of interviewing and getting estimates we have hired a contractor for our build. I was floored about how some companies out there was obviously trying to fleece us because of our tight deadline. We finally found a contractor that wasn't trying to fleece us. We understand we have to pay a little more because of our tight deadline, but we are not going to pay double or triple of what it should cost and I have done my research I know what it should cost if we were not on a tight deadline, and I am only willing to pay a little more for it to be done our tight schedule I am not willing to be screwed over.

We have hired All American Way Construction to be out general contractor and have approved the septic tank. Thom Hicks is the owner and we immediately liked him the best out of all the contractors we interviewed and got quotes from. Matter of fact there was one I told my husband even if he was the cheapest I would rather hired Thom over him because I can't put my finger on it but I didn't trust him. It might have been his flimsy weak handshake, but I didn't have faith his company could do what they said. Then their quote had me dying, they were seriously quoting us more than what the house costs us to build.

When we saw Thom's numbers it sealed the deal, yes it is a little more than what it would cost if we were not on a tight deadline but not much more. So today we made the deal with Thom, contract signed and hand shook to seal the deal.

So next up drawing to be approved to the health department then site work will begin after some permits are pulled.
So glad we have our contractor now, it will help with all that we have to do and making sure all our i's are dotted and t's are crossed.

I been feeling stressed over all of this and feel like a weight has been lifted now that we have hired two of our contractors and we should have the foundation guy hired in the next few days. We are waiting for the companies to get the quotes back to our General Contractor. I have looked at this photo a lot of these last few days. It helps when I am feeling stressed to look at my photo shopped photo of the house we are having put on our land on our land.

Now just a million more things to do before we move in sometime in November.

It is good to build. It can be hard when there are so many regulations. My step dad does real estate. My real dad did landscaping & carpentry & I use to work with him for years in Oregon where I grew up in the 1990's.
.
Looks like a great house. Too many people in the world are like living in apartments and not in houses like we kind of did more so like centuries ago. It is better when we can own some land and a house and a garden. Good work with hiring a contractor.

That was a headache in and of itself but I am glad we found a contractor to help us with all the other contractors. Makes things go smoother and faster and cheaper. (without a General Contractor people want to fleece you)
We have owned before but had to relocated a few years back and needed to know our city before we bought anything, then once we learned where the good and bad areas were at, we just couldn't find anything worth buying, then we found this lot, and it is beautiful 1.53 acres with a big grove of trees that is apart of of an old forest that use to to be here before man started clearing away trees to farm land, our lot butts up to a nature preserve to the north and you can walk through the woods east and walk right into the State park that is about 1/2 mile down the road to the east of our land. It is really a perfect location for us. We are building cheap and it is a manufactured home, we had planned on a modular build but our landlords are selling our house, and we don't have time to wait for a modular now, but this way is cheaper, and to be honest I am cheap and would rather have a cheaper house so I have more money to go live and travel and do what I want to do, instead of just working to pay for a house

I grew up in a small manufacture home with 3 small bedrooms. It was a trailer, basically, made in 1984. We grew up in Forest Grove, Oregon, a small city of less than 20k people. We lived near forest, country, farms, & 20 miles from Portland, the big city, 2 hours from Mount Hood, & an hour from ocean.

Living in a more expensive house could save more money in the long-run after maybe 50 years or more. Anything less than that, maybe not as much. Travel is great but what do you do after that? Thinking long term is so important. I'm 32 now, born 1985, grew up in Oregon, not married, and have been teaching English in Vietnam for 5 years now but no house yet. So, I may want to get a house in Vietnam, or maybe another country, but I actually would prefer to live in the USA and I may do that maybe next year, 2018. But yeah, working all day to pay the bills can be very depressing.........

I am getting into the empty nest stage I likely won't be alive in 50 years as long as it keeps me warm and dry I could care less what type of home I live in and manufactured homes have come a long way since the 80s shoot ours would be a modular if it had dry wall because we upgraded our build to 2x6 studs and thermal zone 3 wrap with traditional home windows, if it had drywall it would be a modular. But sadly the modular builds take longer and the one we order was already in production so the turn around time is in the time frame we need. Drywall is nice, but we can add that if and when the paneling starts to wear. But since our baby is getting close to flying the nest I doubt my husband and I will wear out the paneling

Congrats! That's huge. Love the mockup of the house. It's going to be incredible to have it done YOUR way on your land. Nice.

Getting the contractor in place is a huge step! Once that's done, everything should flow along well, unless there's a delay in the manufacturing process of the house.

so far everything is on schedule. And I think getting the contractor in place has been the hardest step of all at least thus far.

I believe that! Finding a contractor that you feel you can trust to do the work can be difficult, a lot of them are shisters.

yeah we ran into that too. One that came back with a quote higher than the cost of the home we are building, no dude, you can keep that work for someone else, cause I am not that dumb.
