Global REIT - Earn From Property And Monthly Dividends

Introduction:
Real estate investments have become a very lucrative business in recent years. Investing in real estates does not only come with the advantage of beeing an inflation-proof investment, but also comes with the opportunity of great monthly returns in form of dividends. But still today, the traditional real investment models are quite complicated. Investing in real estates based in foreign countries can be quite challenging due to different regulations, laws, tax forms and unknown costs. Therefore REITS (real estate investment trusts) have been emerging to easen up those challenges. Traditional REITS are companies that owns and operates with different kinds of real estate to generate income with it. As a stakeholder, around 90% of the generated income from rents and interests are distributed on a semi-anually or anually basis.

The Global REIT Project:
As the blockchain technology has significantly advanced in the past few years and we see more and more projects taking advantage of this technology, the "Global REIT" project aims to create the first global real estate portfolio based on the blockchain technology. All advantages of the traditional REIT are combined with all the advantages of the blockchain technology such as fast and secure worldwide transactions, transparency, but also privacy. The first acquired asset valued at 75 million USD will be a hotel in Dubai (Mysk by Shaza), located only 20 minutes away from the Dubai International Airport. Global REIT is looking to expand globally as the project is expected to grow in the next few years.

Why you should invest into Global REIT?
As a crypto investor, you are normally looking to invest into a growing business with a stable monthly income. Real estate assets are offering those kinds of investments and thanks to the blockchain technology, investing in those real estates has never been easier. Investors will be able to get monthly dividends instead of waiting half or even a full year for their payouts. Further features of beeing an investors are also that it will be possible to claim free stays in any property in the Global REIT network, if the investor holds at least 5000 shares (tokens, more information following). An additional loyalty program also will reward investors with further services. Imagine, as the Global REIT project expands in the next 5 years and more hotels are acquired globally, you could travel around the world without having to pay (or pay less) for staying at a hotel within the Global REIT network. Hotel costs usually make the greatest part out of the travel cost, when staying for 1 or 2 weeks, especially with a family. Reducing those costs or even beeing able to upgrade to a suite, thanks to the loyality program, could be a great benefit for token holders and investors. Since Global REIT is not only focused on acquiring hotels, but also other real estates like shopping malls or residential buildings, the opportunities and risks for revenue generation can be equally shared through different assets.

The Two-Token-Model And The ICO:
Global REIT is currently doing its ICO in order to collect funds for acquiring the first asset, sales & marketing, administrative expenses and legal costs. What is special about Global REIT is, that the project is running a Two-Token-Model. There are

• Global REIT Fund Manager Tokens (GREM)
• Global REIT Asset Tokens (GRET)

GREM tokens will grant a divident of 2% from the Net Asset Value for the start, which will reduce to 1,25% as the project grows. On the other hand side, GRET tokens will be grant a stable 8%, which are made in the AUM (Assets under Management).
Some information regarding the ICO:

• Public ICO starts from 1st june 2018 and ends on the 30th june 2018
• In total 200.000.000 GREM and 75.000.000 GRET Tokens are issued
• For the sale 79.285.714 GREM and 16.650.000 GRET Tokens are available
• 1 GREM = 0.07$
• 1 GRET = 1$

My Opinion:
The Global REIT project is aiming for a quite big market with a great opportunity to not only earn monthly dividends, but also the possibility to own a part of the real estate, a tangible asset. I really like the idea to have the possibility of staying in any hotel around the hotel within the network for free (or at lower costs) when holding a specific amount of GREM or GRET tokens, while still beeing able to earn money passively. Also I had not idea before on how to invest into real estates, especially in real estates located in foreign countries. With cryptocurrencies getting more and more attention and acceptance, this makes investing into real estates through Global REIT quite easy and comfortable. Also with the real estate business in many countries such as in UAE and China growing, I can see a great potential for the Global REIT market to succeed. I'm personally very excited for this project and I'm already looking forward for my first stay in the hotel in Dubai soon.
