Market Insights
Mega-Deal Dominance: The top 2 localities, Palm Jumeirah and Um Suqaim First, were responsible for transactions worth over AED 3.36 billion, showcasing the immense value concentrated in premium waterfront and established prime locations.
Ready Property Supremacy: The market saw a near-perfect split in transaction volume between Ready (680) and Off-Plan (671). However, ready properties commanded a dominant 80% share of the total value (AED 5.46B vs AED 1.38B), indicating strong activity in the secondary market.
Land as a Key Asset Class: Land transactions, while only 11% of the total volume (151 transactions), represented a staggering 63% of the total transaction value at AED 4.32 billion. This underscores significant land banking and major development investments.
Volume Drivers vs. Value Drivers: Communities like Jumeirah Village Circle (107 deals) and Motor City (95 deals) were the volume leaders, demonstrating high demand in these areas. In contrast, premium areas like Palm Jumeirah generated higher value with far fewer transactions.
The market data reveals a dynamic and multi-tiered landscape, with high-volume residential communities providing a solid foundation, while landmark locations and land investments drive the top-line financial figures.
