All somewhat logical points... but one cannot disregard the pro-government regulation tone to the whole video...
Also... that point about someone getting multiple leases to rent using airbnb is wrong, regarding increasing the rent prices. The rent prices would go down due to the new competition. If prices ever went up it would be the bulk lease prices, what the rich buy.
