Hello all! It’s my new series! You may have read my Hong Kong Snapshot Series. The series introduce different places of related stories of Hong Kong. But apart from it, I also wrote other stories of Hong Kong. So I plan to gather all these stories to a new series. Wish you enjoy!

我要開新系列了!認識我的人都知道,我在Steemit是靠香港隨拍系列起家的!香港隨拍介紹香港不同的地方和故事,但其實除此以外,我也有寫一些和香港有關的故事,所以我也想集合這些故事成一個系列,方便我以後自己查看,今天就來第一篇吧。

As an international city, HK always keeps a lot of world record. Recently, HK succeeded to keep one world record that brings HK people to despair: office rents in Hong Kong’s Central are the most expensive globally for the fourth straight year.

香港貴為國際城市,一直以來都坐擁多個世界第一,最近,香港又成功保持一個讓香港人絕望的紀錄:香港中環區的寫字樓租金連續第四年保持世界第一…貴。

In Hong Kong, we have the world’s longest working hours, the most expensive residential rents and living cost since long time ago. In 2018, Hong Kong replaced Japan and gained the world’s longest life expectancy….Are you afraid of our life too short for the mortgage loan!? And now, Central’s office rents are the most expensive again.
It’s not despairing. The most despairing is that office rents in Hong Kong’s Kowloon are the third most expensive globally….So we have the most expensive living cost…and you are blocking my road to open an office to earn money….?

香港在工作時數、住宅樓價、生活成本已多年保持世界第一,同時在2018年,香港在人均壽命超越日本成為世界最長壽地區,是要讓我們勞碌死嗎!?還是怕我們供樓供到死也沒有供完,所以要長命一點!?現在,中環又成為了全球最貴租地區。
這個消息還未夠絕望,最絕望的是,香港九龍區的寫字樓租金勞獲全球第三貴的地區…..我們的生活成本已經夠高了,想開一間公司賺賺錢也不行嗎……?


Work till die for mortgage loan...

According to the report of US commercial real estate services and investment firm CBRE, the average annual rent for an office in Central is US$322 per square foot. (p.s. the HK headquarter of CBRE is also located in Central).

London’s West End, ranking number 2, gets the rent of US$222.7, which is $100 cheaper than Central, only two third of it! The rents in HK’s Kowloon is US$208.67, pretty close to West End. Beijing, capital of my country, gains two position in the first ten. The Financial Street and Central Business District of Beijing are in rank 5 & 6, with average annual rent US$187 and US$177 per square foot.

根據美國房地產公司世邦魏理仕發表的《全球主要寫字樓租用成本調查報告》,香港中環寫字樓的租金是每年每平方呎322美元,即每平米2萬7港幣,2萬4人民幣。(順帶一提,魏理仕的香港總部也是在中環)
排名第二的是英國倫敦西區,平均呎價是222.7刀,比中環低了足足100刀,3份之一耶!排名第三的九龍,平均呎價是208.67刀,差一點點就追上倫敦西區了。我們的祖國也很厲害啊!北京的金融街和核心商業區就佔了第五和第六位,平均呎價為187和177刀。

Central, Hong Kong. The impression of Central to most people is a “core commercial district” and most international brands and investment banks have a headquarter in Central. But as the rent in Central now is too crazy, some iBanks are moving away. They include Goldman Sachs, J.P. Morgan, BNP Paribas and EY. New commercial districts of HK include Quarry Bay, Kwun Tong and West Kowloon.

大家心中一直認為中環就是香港的核心金融區,全球的國際投行都會落腳在中環。以前是,現在有一點改變,因為中環這太可怕的樓價,其實香港已慢慢發展了另外幾個的金融區,它們包括鰂魚涌的太古坊、觀塘海濱、還有尖沙咀旁的西九龍。美國五大投行之一的高盛、摩根大通,法國巴黎銀行、四大會計師樓安永,都早已離開了中環。


West Kowloon

Central is still the core commercial district of Hong Kong. We still can see iBanks, Banks, Real Estate, Law Firms and Fashion Brands. Recently, blockchain corporates also move too Central, like Block.one and Bitfinex.

那麼,還留在中環的公司有什麼公司?主要仍是投行、銀行、地產商、律師樓、國際時裝品牌等,大家熟識的李嘉誠、中國銀行、Klook等,最近則多了區塊鍵公司,像大家早陣子熱烈談論的Voice母公司Block.one,還有Bitfinex就坐落在中環。

Some people think working in Central is high-level. Those international bosses don’t think so. The development of Central is just because of the matter of history. And those bosses are rich enough to rent offices in Central. I don’t like working in Central. The restaurants are too expensive……But, I don’t think any districts in HK can beat Central, at least in the coming 50 years. Central will still be the international Commercial District.

很多會覺得在中環工作,或是開公司,會是很高人一等的事情,其實那些真正的老闆們才不會這樣想。大部份國際公司開設總部在中環的原因只是因為這裡是傳統核心區,他們又有錢才落戶中環。而在中環上班一點也不好,因為吃飯很貴……不過,我相信至少未來的50年,中環的地位仍不會動搖,它仍會是世界前列的國際金融核心區。

我認為如果送終條例過的話,對香港會有負面影響。看起來現在的香港房價已經被吵得很高了,臺灣的都市也是,而香港如果被中國進一步控制,房價會繼續不健康的上漲。

負面是一定的!
