Really solid breakdown of the strategy. The biggest takeaway for me is that the profit needs to be there when you buy, not something you’re hoping the renovation will magically create.

The financing side is also easy to underestimate. A great renovation and valuation don’t help much if the lender structure makes it difficult to actually access the equity and move on to the next project. It's definitely worth speaking with an investment focused broker or a financing company like pasha funding early in the process so the funding strategy supports what you’re trying to build.

I think a lot of newer investors focus almost entirely on finding the right property and leave the finance structure as an afterthought, when it really should be part of the strategy from day one.
