Market Review
Dubai’s real estate rental registry recorded 4,799 lease contracts on Tuesday, 17 February 2026, with a total registered value of AED 10.55 billion. New contracts accounted for a lower number of transactions than renewals but represented the overwhelming majority of total value. Non Free Hold properties dominated total rental value, while residential units represented the majority of transaction volume.
A significant concentration of value was observed in the commercial segment and within a single locality, materially influencing aggregate daily figures. This concentration reflects the impact of large-scale institutional lease registrations on daily rental statistics.

Lease contracts were registered across 139 additional localities, totaling AED 446,009,776, with activity observed in areas such as Al Warsan Second, Al Khairan First, Marsa Dubai, Dubai Investment Park First, and Madinat Dubai Almelaheyah.
Conclusion
Rental activity on 17 February 2026 was heavily skewed by a concentration of high-value commercial leases, particularly within Al Murqabat. The locality recorded 126 new hotel unit contracts valued at AED 72 million each, materially inflating both the locality’s performance and the overall daily rental value.
Excluding this anomaly, transaction volume remained broad-based across residential and industrial segments, with renewals forming the majority of contracts by count and residential units sustaining the highest transaction frequency across the registry.
