Registered Lease Transactions | 21–23 February 2026

Market Overview

During the period 21–23 February 2026, Dubai recorded 6,407 rental transactions with a total registered value of AED 1,608,533,393. Renewed contracts represented a higher transaction count, while new contracts accounted for the majority of registered value. Non Free Hold properties generated most of the market value despite Free Hold assets recording more contracts.

Residential usage dominated rental activity by both volume and value, with units—primarily flats—forming the core of registered leases. Transaction activity was geographically widespread, with a high concentration of value observed in a limited number of localities.

Lease contracts were registered across 147 other active localities, with a combined value of AED 698,620,251. Among the next highest-performing areas by value were Al Rowaiyah Second, Al Goze Industrial Second, Al Khairan First, Jumeirah First, and Mirdif.


Conclusion

The rental market during 21–23 February 2026 was characterized by a strong concentration of registered value within a limited number of localities, led by Al Hudaiba. New lease contracts generated the majority of total value, while renewed contracts accounted for a higher volume of registrations.

Residential units, particularly flats, remained the dominant asset class by both transaction count and value. Non Free Hold properties continued to account for the larger share of rental value, reflecting the structural composition of Dubai’s leasing market during the reported period.
