General Market Review

On 24 February 2026, the Dubai real estate rental market recorded 4,510 registered lease transactions with a total value of AED 1,328,928,296. Renewed contracts accounted for a higher number of transactions, while new contracts represented the larger share of total registered value. Activity was observed across both Free Hold and Non Free Hold properties, with Non Free Hold assets contributing the higher aggregate value.

Rental registrations were primarily driven by Residential usage, followed by Commercial activity. Units represented the dominant property type by transaction count, while Villas and Virtual Units also contributed to overall market value. Lease contracts were registered across a wide range of localities, with transaction value concentrated in a limited number of areas.

Lease contracts were also registered across 127 other active localities, contributing a combined value of AED 345,598,148. Among the next highest-value contributors were Al Barsha South Fourth, Marsa Dubai, Al Merkadh, Al Bada, and Hadaeq Sheikh Mohammed Bin Rashid.


Conclusion

The Dubai rental market on 24 February 2026 recorded AED 1.33 billion in registered lease value across 4,510 transactions. Activity was led by Residential usage, Unit property types, and Non Free Hold ownership, while new contracts accounted for the larger share of total value.

Transaction value was geographically concentrated in Jabal Ali Industrial First, with rental activity otherwise distributed across more than one hundred additional localities, reflecting broad participation across Dubai’s residential, commercial, and industrial leasing segments.
