Dubai Real Estate Rental Transactions Report

Date: 3 February 2026

Dubai registered 5,370 rental transactions on 3 February 2026, with a total contractual value of AED 5,769,085,418. Activity spanned new and renewed leases across residential, commercial, industrial, and specialized property uses, reflecting broad participation across the rental market.

Renewed contracts accounted for the larger share of total registered value, while residential usage dominated transaction volume. Leasing activity covered units, villas, buildings, land, and virtual units across a wide range of localities.

Leasing activity shows clear concentration in Labor Camps and Flat units within Al Goze industrial zones, Dubai Investment Park, and Wadi Al Safa 3. Repeated transactions in identical property categories and locations indicate portfolio-level leasing activity, particularly within industrial and workforce accommodation segments, contributing materially to total registered value.

Conclusion

Rental activity on 3 February 2026 showed strong value concentration in a limited number of industrial and mixed-use localities, while transaction volume remained broadly distributed across Dubai. Residential units continued to form the majority of leases by count.

The combination of high-value renewed contracts and diversified unit types indicates steady institutional and individual leasing activity across multiple segments of the rental market.
