Market Review
October 2025 solidified Dubai’s real estate market as a high-volume, high-value arena, with capital movement reaching unprecedented levels. The month recorded 25,768 transactions worth a substantial AED 80.87 billion (approximately USD 22.02 billion), demonstrating robust investor confidence and deep market liquidity across all segments.

The sales volume was predominantly driven by Residential properties, which accounted for the vast majority of transactions. While Off-Plan sales led in transaction count, the Ready property segment captured a significantly larger share of the total capital, indicating strong demand for completed assets. Freehold areas continued to be the overwhelming preference, commanding over 90% of the total transactional value. The market composition reveals a healthy diversity, with substantial contributions from high-value land and commercial deals complementing the residential core.
Geographically, activity was concentrated in established urban cores and large-scale master communities. BUSINESS BAY, Al Yelayiss 1, and PALM JUMEIRAH emerged as the top-performing localities by total transaction value for the month.
