The Dubai real estate market concluded November 2025 on a robust note, recording a substantial volume of both transactions and total value. The month saw 24,192 transactions with a combined value of AED 82.4 billion, demonstrating sustained investor and end-user confidence across all segments.
A key indicator of a healthy, diversified market is the split between primary and secondary inventory. This was evident in November, with 53% of transactions by count occurring in the off-plan segment, highlighting continued developer activity and future supply pipeline interest. However, the ready property segment commanded a dominant 65% of the total transactional value (AED 53.6 billion), underscoring the significant capital flowing into completed, immediate-use assets.

The residential sector continued to be the overwhelming driver of market activity, accounting for over 98% of all transactions. The preference for freehold properties remained strong, representing 95% of the total transaction value.
Financing activity was notable, with mortgages constituting nearly 18% of all transactions. This suggests balanced participation from both cash-ready and financed buyers. The sales segment (direct purchases) formed the core of the market, responsible for 78% of transactions and 78% of the total value.
