Market Review

Dubai’s real estate market recorded solid transactional activity over 18 and 19 January 2026, with 814 transactions registered at a combined value of AED 2.86 billion (approximately USD 780 million). The data reflects continued liquidity across the market, supported by a combination of residential demand and selective high-value land and commercial transactions.

Outright sales dominated activity, accounting for nearly three-quarters of total transactions and over 77 percent of total value, underscoring sustained investor and end-user confidence. Mortgage-backed transactions contributed meaningfully to overall volume, while gift transfers remained marginal in value terms.

The market displayed a balanced split between ready and off-plan properties, with ready assets accounting for a larger share of total value. Freehold ownership continued to overwhelmingly dominate transaction activity, reinforcing Dubai’s appeal as a long-term investment destination.

While residential properties drove transaction volumes, a small number of high-value commercial and land transactions significantly influenced aggregate value, highlighting the continued role of strategic land acquisitions in capital deployment.

Beyond the top-performing localities, transaction activity was distributed across a wide range of established and emerging areas. Notable contributions were recorded in Al Yufrah 1, Dubai Investment Park Second, Dubai Marina, Madinat Al Mataar, Palm Deira, Dubai Production City, Burj Khalifa, Dubai Hills, and Dubai Harbour, alongside consistent mid-value activity across suburban residential communities and mixed-use districts.
