Market Review
Dubai’s real estate market recorded a sharp spike in transactional value on 20 January 2026, with 1,244 sales totaling AED 4.72 billion (USD 1.28 billion). Activity was dominated by outright sales, which accounted for more than 82 percent of total value, confirming continued buyer confidence and strong capital deployment across the market.
Ready properties generated the majority of transaction value, while off-plan units led in volume, reflecting a dual-track market where immediate-use assets and forward-looking investments are both attracting demand. Freehold properties overwhelmingly dominated activity, reinforcing Dubai’s position as a mature, globally accessible ownership market.
Land transactions were a major driver of the day’s performance, contributing over AED 2.2 billion in value. Residential transactions formed the bulk of activity by count, while commercial deals, though limited in number, delivered a disproportionately high share of total value. Market participation was geographically diverse, with activity recorded across more than 100 localities.
