The Dubai real estate market continues to demonstrate significant liquidity, closing the 9th of January with 668 transactions totaling AED 2.66 billion. The data reveals a sophisticated market balance: while Off-Plan properties led in volume (344 transactions), the Ready property segment commanded 61% of the total value, indicating a robust preference for immediate-occupancy assets and high-value secondary market transfers.

Investment remains overwhelmingly focused on Freehold areas, which accounted for 98% of the total value, underscoring Dubai’s continued appeal to international capital. Geographically, Business Bay maintained its position as the top-performing locality by value, while Dubai Land Residence Complex and Jumeirah Village Circle drove the highest volume of activity, signaling healthy demand across both the ultra-luxury and mid-market residential sectors.
