Daily Diary

in #steemlast month

There are times when I have experiences and things happen that are worthy of a story. Today I am very happy to end this day because through our work we have helped someone, and I believe it was more than just the sale of a property; it was saving their future and their life savings.

For each property sale, we, as professional real estate agents, conduct a preliminary study of the property and then, in mutual agreement with the owner, sign an exclusivity agreement to work on their property. This means that once this agreement is signed, as real estate agents, we are representing the owner, and all negotiations and proposals go through our hands first. In this case, the owner, out of desperation, listed his property at a lower value than agreed upon. This caused many people to immediately write to him, requesting information and scheduling visits. Among them was an occasional intermediary (those people who are not professionally involved in journalism but want to make a lot of money with a transaction by exaggerating the commission). In this case, the intermediary offered to sell his property at the price he had listed, but for that work, the intermediary would be earning almost 20% of the property's value. "INSANITY."

But that wasn't all. A neighbor of the owner insisted on wanting to come see the property on a specific day. When the owner showed up, the interested party never responded, much less showed up for the meeting. Three days later, he decided to meet, and that's how the owner called us and told us what he had done. He regretted it because many people were interested in the property at that price. To the point that two people from the political world showed up on the premises and made a proposal directly to the owner for half the price he had proposed. Without waiting for a response, they wanted to take him to the notary's office to complete the sale process and then figure out how to pay him the rest. The client was very nervous and scared because these people are not trustworthy.

At that moment, we interceded as professionals. Even though the client, the owner, had acted incorrectly by listing the property at a lower price without consulting us, who were responsible for working on it. He regretted it and asked for help. Clearly, that is our job. So, at one point, we presented ourselves to these supposedly interested parties and explained that the price was no longer the one offered. The price the owner offered was only an offer for that day, and that, for now, the regular price remains. We started the conversation to fix everything that was wrong because we shouldn't allow interested parties to have a first interview with the selling owner. Real estate agents handle the intermediation, but in this case, we're trying to fix the owner's blunder.

After talking for a while, enduring pointless arguments, the interested parties left the house, and we were able to speak with the owner, instructing him to leave us the key to the property and not answer his phone to potential buyers, as he should have done from the beginning. The story goes much further, but the interesting thing is that after three visits to the property, we got an offer, and two days later, we closed the sale at the desired price. The client was not only satisfied but grateful because we saved him from making a huge mistake with these people who wanted to pay him less than half, or maybe even half.

I tell this story to remind you that with our work, we also build stories of happiness.
