Love it. A word of caution about mortgage rate chasing though - the closing/admin costs can be a killer. I questioned my 3.75% when the rates dropped a bit below, but it wasn't worth it with all costs considered.

I'm all about the cash back credit cards too. I mainly redeem the points for gift cards, and that's our "play" money, for the occasional dinner out or a movie.
